Scale from rentals to multifamily & retail, without the guesswork.
Hello Realty411 Investors,
If you own a rental or two, you've probably noticed it's getting harder to grow.
Prices are high. Every decent house gets multiple offers. And once you add taxes, insurance and repairs, a lot of single-family rentals barely cash flow, if they cash flow at all.
Short-term rentals (STRs) were supposed to be the answer. But more cities and HOAs are restricting or banning STRs, and investors who bought for that plan are stuck.
So what's next? For a lot of investors, it's commercial real estate. And for most, it starts with multifamily.
Why multifamily is the natural next step
✓ One property, many doors. Twenty units can mean one roof, one loan and one manager, not twenty separate houses.
✓ The value is based on income. Raise the income and cut waste, and you raise what the property is worth. You aren't waiting on the neighbors' sales.
✓ One move-out doesn't wipe out your cash flow.
Want less hands-on income? Look at retail
With many NNN leases, the tenant pays the taxes, insurance and upkeep, and good tenants sign for years at a time. It's the closest thing to "mailbox money" in real estate, if you pick the right tenant and the right lease.
The catch: commercial deals are valued differently than houses. The offering memo always looks great. The real question is whether the numbers are real, and most investors were never taught how to check.
That's exactly what I'll teach, live, on Saturday, November 14.
Multifamily & Retail Investments Workshop
Saturday, November 14
11 AM – 5 PM ET • 10 AM – 4 PM CT • 8 AM – 2 PM PT
Live on Zoom. No cost to attend.
You'll watch me underwrite a multifamily deal and a retail deal, step by step:
• How to find the real income behind a seller's "great cap rate"
• What to check in a rent roll, a T-12 and a retail lease
• How lenders size a loan, and how to write a clean offer (LOI)
You'll also keep 3 tools: a Multifamily Deal Checklist, a Common Commercial Real Estate Formulas sheet, and an LOI Template.

P.S. Bring a property you're looking at, or one you already own. By the end of the day, you'll know whether your next deal should be another house, or a building. Save your seat here.
P.P.S. Know an investor friend who's ready to grow past single-family? Forward this email and bring them with you. It's more fun (and more useful) to learn with a partner.
