"What do I need to do every week to hit my goal?"
HERE'S WHAT WE'RE GOING TO BREAK DOWN:
1. WHAT DO YOU ACTUALLY WANT YOUR BUSINESS TO PRODUCE?
Before we talk about transactions, we're starting with the bigger picture.
What does your business actually need to do for your life?
We'll work through:
- Your desired annual income
- Your personal financial goals
- Your business expenses
- The amount you actually need to NET
- The production required to create that income
- The type of business you're trying to build
Because selling more homes doesn't automatically mean you're building a better business.
The goal is profitability, predictability and a business that supports the life you want to live.
2. REVERSE-ENGINEER THE NUMBER
Once we know where you want to go, we're going to work backward.
We'll take your goal from:
Income → GCI → Volume → Closings → Appointments → Leads → Conversations → Activities
Want to earn $250,000?
Great.
Now let's determine how much GCI that requires.
Then how much sales volume.
Then how many closings.
Then how many clients.
Then how many appointments.
Then how many conversations.
Until eventually we get to a number you can actually control:
What do I need to do TODAY?
That's the difference between having a goal and having a business plan.
3. KNOW THE NUMBERS THAT DRIVE YOUR BUSINESS
You can't improve what you don't measure.
We're going to identify the numbers every agent should know, including:
- Average sales price
- Average commission
- Average GCI per closing
- Buyer vs. seller business
- Lead-to-appointment conversion
- Appointment-to-client conversion
- Client-to-closing conversion
- Repeat and referral business
- Database contribution
- Lead source performance
- Business expenses
- Profitability
You don't need perfect data.
But you need enough information to understand what is actually driving your results.
4. WHERE WILL YOUR NEXT 20, 30 OR 50 TRANSACTIONS COME FROM?
This may be the most important part of the entire workshop.
It's easy to say:
"I want to close 30 transactions."
The harder question is:
Where are those 30 transactions actually going to come from?
We're going to break your goal down by lead source.
That could include:
Database + Sphere
Past Clients
Referrals
Open Houses
Social Media + Content
Geographic Farming
Networking
Agent Referrals
Online Leads
Expireds + FSBOs
Prospecting
Client Events
Community Involvement
And then we're going to determine which opportunities make the most sense for YOUR business.
Because the answer is not doing everything.
The answer is identifying the few things you can execute at a high level — consistently.
5. BUILD YOUR DATABASE PLAN
Your database should be one of the most predictable sources of future business.
But only if you're actually staying in front of people.
We'll look at:
- How many people are currently in your database
- How often you're communicating with them
- How you're providing value
- How you're generating referrals
- Client appreciation opportunities
- Events
- Calls
- Social media
- Personal touches
- Follow-up
We'll start answering:
"If I need ___ transactions from my database next year, what needs to happen between now and then?"
6. BUILD A REAL PIPELINE
Your next closing doesn't begin when someone signs an agreement.
It begins months earlier.
We're going to look at your business through a pipeline mentality:
NOW — Ready to move
30 DAYS — Active opportunity
60–90 DAYS — Preparing
3–6 MONTHS — Nurture
6–12 MONTHS — Long-term opportunity
The goal is to stop waking up every month wondering where your next closing is coming from.
You should be able to look at your pipeline and understand what business is likely to be coming next — and where you need to create more opportunities.
7. FOCUS ON LEADING INDICATORS
Most agents track closings.
The problem?
By the time a closing doesn't happen, it's already too late.
Closings are the RESULT of work that happened weeks or months earlier.
Instead, we're going to identify the activities that predict future production:
Conversations
Appointments
Follow-up
Database touches
Leads generated
Buyer consultations
Listing appointments
Agreements signed
Offers written
These are your leading indicators.
If you're tracking them consistently, you shouldn't have to wait until the end of the quarter to find out you're behind.
8. TURN 12 MONTHS INTO ONE WEEK
Big goals become much easier when they're broken into smaller numbers.
We're taking your plan from:
ANNUAL → QUARTERLY → MONTHLY → WEEKLY → DAILY
Instead of thinking:
"I need to close 36 transactions this year."
You'll start thinking:
"Here are the appointments I need this month."
And eventually:
"Here are the conversations I need this week."
That's when the goal becomes actionable.
9. BUILD YOUR IDEAL WEEK
Once we know what activities create the results, there's another question:
Where are they going on your calendar?
We're going to look at how your week should be structured around your highest-value activities.
That includes:
- Lead generation
- Follow-up
- Database conversations
- Client appointments
- Pipeline management
- Content + marketing
- Skill development
- Administrative responsibilities
- Personal priorities
Your calendar should reflect your goals.
If something is supposedly important to your business but never has dedicated time on your calendar, it's probably not going to happen consistently.
10. FIND THE GAP IN YOUR BUSINESS
This is where the numbers become powerful.
We're going to compare:
WHAT YOUR CURRENT BUSINESS IS PRODUCING
versus
WHAT YOUR GOAL REQUIRES.
If there's a gap, we're going to identify WHY.
Do you need:
More conversations?
More appointments?
Better conversion?
More listings?
More database touches?
A stronger follow-up system?
Another lead source?
A higher average sales price?
Better time management?
Instead of simply saying "I need to work harder," you'll be able to identify where your business actually needs improvement.
MOST IMPORTANTLY: YOU'RE LEAVING WITH A PLAN.
We don't want you walking out with 12 pages of notes you never look at again.
We want you leaving with clarity.
