🔥 BIG PROMISE

The market doesn’t reward “busy” anymore. It rewards control.

In 2026, the agents who win won’t be the ones chasing buyers, begging for price reductions, or living deal-to-deal. They’ll be the ones who own inventory, run repeatable listing systems, and position themselves as the default choice for sellers in their niche.

The 2026 Listing Playbook is a tactical, no-fluff, real-world workshop led by one of the most respected and battle-tested teams in the DC metro area: Coalition Properties Group.

This isn’t theory. This is how top operators actually build listing pipelines, convert conversations into signed agreements, and create leverage in their business.

If you want more control, more consistency, and more listings… this is your room.

🧠 WHAT YOU’LL LEARN

You’ll walk away with:

  • How to shift from a buyer-heavy business to a listing-first model
  • The exact seller acquisition frameworks top teams use to stay booked
  • How to turn everyday conversations into signed listing appointments
  • Positioning strategies that make you the obvious choice in your niche
  • Systems for creating predictable inventory, not random closings
  • How to build a repeatable listing machine instead of relying on hustle
  • What actually works in 2026 to win listings in competitive markets
  • How to create leverage, time freedom, and scale through listings

This is part mindset shift, part systems lab, part sales execution.

👥 WHO THIS IS FOR

This class is for:

  • Agents who are tired of being buyer-heavy and want more control
  • Solo agents who want predictable listings instead of inconsistent income
  • Team leaders and rainmakers who want scalable listing systems
  • High-achievers who want to sharpen conversion, positioning, and strategy
  • Agents who want to stop “chasing” and start choosing their business

If you want to build a business that works because of structure, not despite chaos… you’re in the right place.

🛠️ FORMAT
  • High-impact training
  • Real-world examples from a $1B+ producing ecosystem
  • Tactical frameworks you can implement immediately
  • No hype. No fluff. No “just post more on Instagram” nonsense.
  • Built for agents who actually want to win.

🏆 ABOUT COALITION PROPERTIES GROUP

Coalition Properties Group is one of the most respected, forward-thinking teams in the DC metro area, affiliated with Keller Williams Capital Properties. As a group, they’re closing in on $1 billion in career sales and have supported nearly 2,000 families in their real estate journeys.

Their edge isn’t luck. It’s systems, leadership, community, and execution.

They don’t just sell homes. They build businesses, leaders, and platforms that last.

MEET THE TEAM
Keith James

Bold. Daring. Charismatic. Keith James is the true essence of a go-getter, achieving success decades before his time.

Born in Northern Mississippi, Keith spent his youth traveling the country playing AAU basketball, gaining a global perspective early on. He earned his Bachelor’s in Business Administration with a focus in Marketing from Tuskegee University and is a proud member of Alpha Phi Alpha Fraternity, Inc., where he learned from some of the most successful men in real estate through mentorship and leadership.

Keith bought his first home at 23 and turned it into an income-producing property… and that single decision ignited a full-blown passion for real estate investing and ownership. One purchase led to another, and the “real estate bug” never let go.

His passion is being a bridge... helping people get from where they are to where they want to go. Outside of real estate, Keith loves family time, traveling the world, and finding the best restaurants in every city (ask him about his list).

Harrison Beacher

Harrison Beacher is a proud father of two, a native Washingtonian, and the Managing Partner of Coalition Properties Group.

With over $250 million in personal sales and 350+ families served, Harrison’s work is part of a much larger mission... building a business that empowers people through education, relationships, and smart strategy. His team is closing in on $1 billion in career sales and nearly 2,000 families served.

Nationally recognized, Harrison was named to Realtor® Magazine’s 30 Under 30, honored as a Fair Housing Champion by NAR, served as President of GCAAR, and is currently the 2025 President-elect of DCAR. He also serves on NAR’s Board of Directors and chaired NAR’s Meetings & Conference Committee.

At home in Northeast DC, Harrison and his wife are raising their two toddlers, Hall and Temple, and staying deeply connected to their community. A retired DJ and lifelong music lover, he believes energy, music, and intention shape great businesses and meaningful relationships.

He is also a nationally sought-after speaker and coach, teaching on networking, referrals, DEI, public speaking, social media strategy, and building community-centered real estate businesses.

Ryan Butler

Ryan Butler’s real estate journey started in 2011 with the purchase of his first home… which quickly turned into nearly a dozen personal transactions, renovations, and flips.

Originally from the Mississippi Delta, Ryan grew up in a military family, lived in Germany, and eventually earned a Bachelor’s in Computer Science from Georgetown University, where he also played football. He went on to found his own IT consulting company and brought that entrepreneurial, systems-driven mindset into real estate.

Ryan combines technical thinking with real-world investing experience, helping clients see homeownership as a path to wealth and long-term security. Outside of real estate, he’s into yoga, Latin dance, martial arts (including Brazilian jiu-jitsu), and has coached wrestling at the high school level.

His passion is helping people invest not just in a home, but in a future they believe in.

WHY THIS MATTERS IN 2026

The next version of this industry belongs to agents who:

  • Control inventory
  • Own their positioning
  • Build repeatable systems
  • Convert conversations into contracts
  • And stop relying on chaos for income

The 2026 Listing Playbook is about building that version of your business.

CALL TO ACTION

If you’re serious about:

  • More listings
  • More control
  • More leverage
  • And a more predictable business

This is the room you want to be in.
