Bring a deal. Bring your questions. Learn how active investors decide whether a flip is worth pursuing.
About this Event

If you’ve been looking at fix & flip deals but aren't completely confident in your numbers, this session is designed for you.

From 6:30 PM–7:00 PM, we host a beginner-friendly Fix & Flip Deal Analysis Roundtable where attendees can bring actual deals and we break them down together.

We’ll look at the deal the same way an active investor would before putting money at risk.

Bring Your Deal!

Have a property you're considering?

Bring the address and whatever information you have. You do not need to have everything figured out beforehand.

Together, we'll look at:

  • Purchase price
  • ARV and comparable sales
  • Rehab considerations
  • Holding and selling costs
  • Financing costs
  • Potential profit
  • Risk and safety margins
  • Exit strategy
  • Whether the deal actually makes sense

You'll also hear different perspectives from people actively involved in the business, including:

Jay Toluganti — Investor / Deal Analysis
Alex Miranda — Contractor / Rehab & Construction
DJ Brooks — Local Real Estate Agent / Market & Resale Perspective

The goal isn't to tell you whether to buy a property. It's to help you learn how to think through a deal for yourself.

No Deal? No Problem.

You don't need to bring a property to participate.

Come watch us analyze other attendees' deals, ask questions, and learn what experienced investors look for before saying yes—or no—to a flip.

This is especially useful if you're still trying to understand:

  • How investors calculate offers
  • How to estimate ARV
  • How rehab affects your numbers
  • How much profit margin is enough
  • Why a deal that looks great at first can sometimes be a bad flip

7:00 PM–9:00 PM — Featured Presentation

Zava Designs

Tom Myers has spent more than a decade full-time in real estate. His experience includes Class A apartment management, residential sales, house flipping, and furnished rentals.

What Tom Will Cover
  • Where AI actually fits in a real estate business—and where it wastes your time
  • Going beyond ChatGPT-style conversations and connecting AI to your tools
  • Automated lead scraping
  • Proposals and contracts
  • Bookkeeping workflows
  • Marketing content
  • Competitive intelligence
  • Teaching AI about your business using profiles, master prompts, and reusable skills
  • A practical 30-day AI starting plan
  • What AI tools may be worth paying for—and what you can skip

The focus will be on real systems being used in an actual growing business, not simply prompting a chatbot.

  • A sales pitch disguised as education

Expect practical conversations around real properties, real numbers, real rehab decisions, and real-world investing.

About the Roundtable Host

Jay Toluganti is a Florida-based real estate investor involved in fix & flips and residential land deals.

His approach emphasizes conservative underwriting and a “Sales First” strategy—thinking about the eventual buyer, resale market, competition, and exit before purchasing the property.

The goal of the Deal Lab is simple:

Help investors recognize bad deals before they become expensive lessons—and become more confident when a good opportunity appears.
