About this Event
Join Us for the DALLAS RENTAL PROPERTY ANALYSIS WORKSHOP: CASH FLOW & UNDERWRITING
Stop relying on generic rules of thumb. Learn how the numbers actually work.
Rental property decisions can look simple on the surface.
- Purchase price.
- Rent.
- Mortgage payment.
But real property analysis quickly becomes more complicated once you account for:
- Vacancy
- Property taxes
- Insurance
- Repairs
- Maintenance
- Capital reserves
- Financing costs
- Operating expenses
- Debt service
Dallas Rental Property Analysis Workshop is a practical 2.5-hour working session for aspiring property investors, current property owners, real estate professionals, and business operators who want to better understand the financial mechanics behind rental-property analysis.
Hosted by North Texas Property & Finance Forum at Venture X Dallas by the Galleria, the workshop focuses on financial literacy, analytical modeling, and practical property math.
There are no investment products for sale.
- No syndications.
- No capital raising.
- No get-rich-quick promises.
Just worksheets, realistic assumptions, analytical frameworks, and structured discussion.
WHAT YOU'LL WORK ON
MODULE 1 — THE CASH-FLOW UNDERWRITING ENGINE
Learn the basic structure of a rental-property financial model.
Work through concepts including:
- Gross Scheduled Rent
- Vacancy assumptions
- Effective Gross Income
- Operating expenses
- Net Operating Income
- Debt service
- Debt Service Coverage Ratio
- Cap Rate
- Cash-on-Cash calculations
- Post-debt cash flow
The goal is not to memorize formulas.
The goal is to understand what each number is actually telling you.
MODULE 2 — TEXAS PROPERTY NUMBERS LAB
Work through a realistic Texas-based educational case study using a printed underwriting worksheet.
The case is hypothetical and designed exclusively for educational analysis.
You'll examine:
- Purchase-price assumptions
- Rental-income assumptions
- Vacancy assumptions
- Property-tax assumptions
- Property-insurance assumptions
- Repairs and maintenance
- Capital reserves
- Financing scenarios
- Cash-flow sensitivity
Rather than treating any input as universally “correct,” the exercise uses illustrative localized expense assumptions to show how changing assumptions can affect the overall model.
You'll also stress-test financing using multiple interest-rate assumptions rather than relying on a single market rate.
MODULE 3 — LOCAL MARKET & VENDOR ROUNDTABLES
Participate in facilitated small-group conversations with attendees working across or interested in the DFW property ecosystem.
Topics may include:
- Property management
- Insurance
- Inspections
- Lending processes
- Contractor and trade costs
- Operating expenses
- Property-tax considerations
- Local vendor relationships
Industry professionals and service providers are welcome.
This session is designed for professional knowledge exchange—not sales presentations.
MODULE 4 — YOUR 90-DAY ANALYTICAL MILESTONE
Choose one realistic next step based on what you learned.
Examples may include:
Rebuilding your rental-property evaluation criteria
Reviewing operating assumptions on an existing property
Building a standardized underwriting checklist
Comparing financing scenarios
Improving your property-expense model
Creating a repeatable property-analysis process
Building a stronger local professional-resource network
The goal is not to tell you what to buy.
The goal is to help you become more disciplined about how you analyze property numbers.
