About this Event
The Closing Table: Better Handoffs for Houston Property Pros
Every closing has multiple handoffs. Meet the people who need better information before the deal reaches them.”
A real-estate transaction can involve agents, lenders, inspectors, contractors, title and closing professionals, property operators, and other specialists.
The problem is not always that those people never meet.
Sometimes they meet too late.
The Closing Table is a small working lunch built around one question:
What does another professional need from me earlier for the handoff to work better?
No keynote.
No pitch deck.
No open networking room.
Instead, participants are routed into small cross-role tables for two structured conversations.
The tables examine anonymized closing scenarios.
Each professional explains what would have helped their role earlier.
Then every attendee creates a Handoff Card describing what a useful professional introduction to their role actually looks like.
WHO THE EVENT IS FOR
The attendee mix may include professionals working in areas such as:
• Residential or commercial real estate• Mortgage / lending• Title / escrow / closing services• Property inspection• Contracting / property services• Property ownership / operations• Real-estate investing• Related transaction services
Participation by any particular profession, company, lender, investor, title provider, buyer, seller, or decision-maker is not guaranteed.
Final tables depend on the actual registered attendee mix.
THE TABLE DESIGN
The event is designed for approximately four small tables.
Houston Property Connections uses registration information to create as much cross-role variety as the attendee mix allows.
Possible perspectives include:
TRANSACTION / CLIENT
Agent or brokerage-side professional
FINANCING
Mortgage or lending professional
PROPERTY / DUE DILIGENCE
Inspector, contractor, or related property-service professional
CLOSING / TITLE
Title, escrow, or closing-side professional
OPTIONAL PROPERTY PERSPECTIVE
Investor, owner, or operator
No table is guaranteed to contain every possible role.
ROUND 1 — WHERE THE HANDOFF BREAKS
Each table works from an anonymized scenario involving a transaction that nearly stalled late in the process.
The case is designed to prompt three questions:
What would your role have needed earlier?
Who could have provided that information?
What would a better handoff have looked like?
The exercise is about process.
It is not a forum for identifying or criticizing clients, companies, or professionals from a real transaction.
ROUND 2 — BUILD THE BETTER HANDOFF
Change tables.
Now answer:
“What does a useful introduction to someone in my profession actually include?”
Consider:
• Timing• Context• Appropriate client consent• Relevant information• What should not be shared• What makes an introduction actionable rather than vague
YOUR HANDOFF CARD
Before leaving, complete:
WHEN TO INTRODUCE ME
At what point is my role potentially useful?
WHAT I NEED TO KNOW
What basic context helps me understand the introduction?
WHAT NOT TO SEND
Which information is unnecessary, sensitive, confidential, or premature?
WHAT A GOOD INTRO LOOKS LIKE
Write a concise introduction structure.
WHAT I CAN CLARIFY
What question can your profession help another person understand?
A HANDOFF IS NOT A GUARANTEED REFERRAL
The Handoff Card is an educational and networking exercise.
It does not create an agreement to send business.
Participants remain responsible for deciding independently whether an introduction is appropriate.
No attendee is required to:
• Refer a client• Recommend a provider• Use a particular professional• Send business to another attendee• Enter a reciprocal-referral arrangement
