The Anatomy of a Purchase Agreement
We can get a listing all day long. Until we know how to read and negotiate a purchase agreement, we don't have a sale.
Most agents can fill out a contract. Fewer can confidently explain it, negotiate it, and protect their clients when the stakes are high.
This session is about building the kind of confidence that only comes from truly understanding the purchase agreement... not memorizing forms, but knowing why each paragraph exists, what risks it addresses, and how it impacts the deal.
Whether you've written 20 contracts or 2,000, you'll walk away with a stronger understanding of the language behind every transaction, greater confidence answering difficult client questions, and a clearer framework for navigating negotiations.
What We'll Cover
- The deal that fell apart over one checked box and the paragraph that would have saved it
- The life of a transaction: offer, ratification, earnest money, financing, contingencies, walk-through, settlement, and keys
- The money paragraphs: earnest money deposits, escrow agents, purchase price, seller contributions, and brokerage compensation
- Ratification: what it actually means, and why handwritten terms control
- The people paragraphs: intent to occupy, settlement, possession, and agency relationships
- What conveys: fixtures versus personal property, and why the boat lift belongs in writing

Our office entrance is located on Granby Street at the corner of 9th. There is no access to our office from the rear parking lot, as those doors are completely separate from our suite.
