New appraisal rules take effect 11/2. Learn what UAD 3.6 means for your listings, buyers and closings before it hits. Lunch provided.
About this Event

Learn the new appraisal rules before they take effect on 11/2.

On November 2, 2026, Fannie Mae and Freddie Mac start requiring a new appraisal standard called UAD 3.6. The familiar appraisal forms (1004, 1073, 2055 and others) are being retired. One redesigned Uniform Residential Appraisal Report replaces them.

That touches every conventional deal you work on. Appraisers will collect more detailed property data. Condition and quality get rated separately for the interior, the exterior and the home overall. The value opinion moves to page one. Lenders are telling us to expect a learning curve while everyone adjusts.

Agents who understand this protect their listings and their clients. Come learn it with us before it takes effect.

Who it affects

• Listing agents and sellers: what the appraiser will document, and how to prepare a seller before the appraisal

• Buyers and buyer agents: how to read the new report and what to expect

• Lenders and appraisers: where the process is changing and how agents can help a file move smoothly

What you'll learn

• What UAD 3.6 and the redesigned appraisal report are, and what's being retired

• Key dates: 11/2/26, plus lenders with an exception who can keep using the old format into 2027

• The updated condition (C1 to C6) and quality (Q1 to Q6) ratings for interior, exterior and overall

• What appraisers now record, including ADUs, energy and disaster-mitigation features, site influences, and defects that need action

• How to prep a seller: accurate MLS data, an improvements list with years and scope, permits and receipts

• How to explain the change to buyers and sellers without creating worry

• What to ask your lender on deals that cross 11/2
