About this Event
Make your 2026 real estate tax moves while you still can.
This workshop ends with almost four weeks left in the tax year. That’s enough time to act on placed-in-service dates, a cost seg study on this year’s purchase, and where your REPS or short-term rental hours stand. By April, most of that is just reporting what already happened.
Three mornings, ten seats, and plain English from a CPA with more than 40 years in real estate tax. Bring your own properties and your own questions.
Who it’s for
Real estate investors, landlords, short-term rental owners and syndication investors on deals under $10 million. No tax background needed.
Day 1, Thursday, December 3: The foundation and REPS
How you own it, how you track it, and how the IRS labels your income. Then Real Estate Professional Status: the two time tests, material participation, the grouping election, and the records that hold up if anyone asks.
Day 2, Friday, December 4: Depreciation, cost seg and short-term rentals
Where rental losses come from: basis, the land split, 100% bonus depreciation and cost segregation. You’ll learn the honest test for whether a study pays on your numbers, not the marketing number. Then the short-term rental route past the passive loss rules, without a career change.
Day 3, Saturday, December 5: Exits and your deals
1031 exchanges, installment sales and the Opportunity Zone route, and how to choose among them before you list. The last hour is an open clinic on the questions you bring.
Every attendee receives
- The printed workshop workbook, worked on your own numbers during each session
