Thinking about adding ADUs to an existing multifamily property? Come see what it actually takes.
We’re opening up one of our active Ocean Beach projects for a guided site tour. The property is made up of five 8-unit buildings, and the owner is converting twenty existing single-car garages into ten brand-new one-bedroom, one-bathroom ADUs, totaling roughly 4,160 square feet of new rentable space.
Here’s the part most people don’t see coming. Because of the age of the buildings and infrastructure, the City required a full upgrade of water, sewer, and overhead power before the garage conversions could move forward. The owner brought us on for preconstruction to tighten up the plans, get permits through, and knock out the infrastructure improvements ahead of the conversion work.
On the tour, we’ll walk you through:
- How we approached preconstruction and improved the original plans
- What the City required on water, sewer, and power, and how we handled it
- How garage-to-ADU conversions pencil out on an older multifamily property
