For years investors have been told buy-to-let is dead. Higher taxes and tighter regulation make the case look convincing.

Property did not stop working. The model people relied on did.

That model paid anyone who could borrow and wait. Because anyone could run it, the returns went. When a strategy needs no judgement, it stops paying.

At January's Reading Property Meet, Rob Stewart shows what replaced it. The operators still doing well are not working harder or taking bigger risks. They are seeing more: they read the structure and the regulation around a deal and find value in the ones other people drive past.

Rob grounds the argument in his own deals, including a Chester building that had failed at auction twice because buyers assumed the tenancies were protected. One page in the legal pack said otherwise.

Meet Rob Stewart

Rob Stewart is a property developer who spent two decades learning that the deals worth doing are rarely the obvious ones. Before property he flew fast jets for the RAF and trained the pilots who flew them. That is where the skill his career runs on comes from: making the right call under pressure when the information is incomplete and the wrong call costs money.

For three years he has argued that the property market did not die. It changed. The old model rewarded people who could borrow and wait. The new one rewards people who can see what others miss. He calls those deals Property Unicorns, and wrote the book of the same name.
