A property room where nobody sells you anything.
We meet in Guildford for an evening with people who are actually doing deals, or trying to. Buying, converting, funding, building. Real schemes, real figures, and no one working the room with a lead-gen sheet.
If you've never been
There's no pitch from the stage and no upsell at the door. The evening is conversation - the deal you're mid-way through, the one that went sideways, the funding gap you haven't solved yet.
Come if you've done a couple of deals and can't work out why it hasn't scaled. Come if you're employed, earning well, and want to understand what development actually takes before you put money in. Come if you've been doing this twenty years and want a room that talks straight.
Most people come on their own the first time. You'll be talking to someone within five minutes of walking in.
If you've been before
This one is different. We're using the evening to share where the club is going - the 2027 calendar, how the events change from next year, and the benefits of being part of this amazing Club. Twenty minutes or so, then back to the room.
It's also the last night we'll run for free.
Your host - Tanner H. Hicks
Founder of Ajito Property, a development, investment and consultancy business with schemes running in Portsmouth, Gosport, Bridgwater and Liverpool. Commercial-to-residential conversions, large HMOs and supported living. Ex-civil engineer, so the numbers get checked ;).
He's taught and mentored hundreds of property entrepreneurs over the past seven years. He set the club up because the thing that moved his own deals forward was knowing the right people - and because most property rooms turn out to be a sales funnel with drinks.
He's in the room all night, and so is Sam, his business partner.
