This course introduces panelized and modular construction for Passive House multifamily buildings. Because wall panels and volumetric modules are fabricated in a climate-controlled facility under quality-controlled conditions, this construction method shortens schedules, reduces material waste, and delivers the precise detailing, continuous insulation, and airtightness that Passive House certification requires. These well-built structures also offer greater resiliency and fire resistance, providing health, safety, and welfare benefits for residents and the public. Passive House multifamily buildings protect occupants during hurricanes, heat waves, and power outages by maintaining safe indoor temperatures for extended periods, while also providing continuous fresh, filtered air, lower energy costs, daylighting, and amenities such as green roofs.
Each panelist will present complete multifamily case studies designed or developed by their firm. The discussion will explore several key questions: How can modular Passive House construction help address the housing crisis? What hurdles does this construction method present? And how do New York City’s codes support efforts to build safely and economically, so that housing can be delivered faster, better, and with greater resiliency? The Director of Energy Code Compliance from the Bureau of Sustainability at the NYC Department of Buildings will present the Department’s initiatives in this area. Following the case study presentations, a moderator with expertise in Passive House multifamily affordable housing will lead a question-and-answer discussion with the panelists. Together, the presenters will demonstrate how Passive House certification and strategies improve resiliency and energy efficiency across senior, affordable, and market-rate housing.
