On November 2, 2026, the appraisal form you have seen for decades goes away. A single, redesigned URAR replaces the 1004, 1073, 1025 and the rest of the legacy forms on conventional loans.
You'll leave with plain-English talking points you can use on your next listing appointment or buyer consult.
