MORTGAGOR TO MONEYMASTER™
Turn Equity into Income. Find Your First 10%+ Gross Return Rental.
FREE PROPERTY INTELLIGENCE™ SEMINAR | HAMILTON
What if you could look at property differently—not simply as a place to live, but as an asset whose equity and income potential deserve closer examination?
RichCity Real Estate invites you to Mortgagor to MoneyMaster™, a practical, 90-minute educational seminar for aspiring property investors, homeowners considering their next move, and buyers who want to learn how to identify potentially high-yield rental properties.
This session introduces the two stages of the MoneyMaster™ approach:
1. EQUITY → ACQUISITION CAPITAL
Understand how property equity may help fund an investment property purchase. Learn the principles behind using existing equity, the role of lending and affordability assessments, and the risks of taking on additional debt.
2. ACQUISITION → INCOME
Learn how to identify and assess properties with the potential to achieve a 10% or higher gross rental yield. Explore how purchase price, achievable rent, property configuration, operating costs and due diligence affect whether an opportunity deserves further investigation.
The objective is to help you become a more informed property buyer—able to recognise potential, question assumptions and evaluate opportunities before committing capital.
WHAT YOU WILL LEARN
- Understand the equity opportunity: Learn how equity differs from cash available to spend and why usable equity depends on lending criteria and your financial circumstances.
- Identify your first 10%+ gross-return rental: Understand the relationship between purchase price and gross annual rental income, and how to screen potential opportunities.
- Look beyond the asking price: Consider property configuration, achievable rent, acquisition costs and the factors that can materially affect an investment's performance.
- Recognise risks before purchasing: Understand the importance of due diligence, realistic rental assumptions, vacancy allowances, ongoing expenses and financing costs.
- Apply a practical decision framework: Work through an illustrative property scenario and learn what to investigate before deciding whether a property merits further attention.
YOUR 90-MINUTE SEMINAR
The session is structured to move from understanding the opportunity to applying a property assessment framework.
0–12 minutes | Welcome and the MoneyMaster™ concept
Introduction to the seminar and the pathway from property ownership to investment analysis.
12–25 minutes | Equity and acquisition capital
Explore how existing equity may contribute to an investment purchase and what must be considered before relying on it.
25–40 minutes | Property assessment and due diligence
Learn to examine rental potential, purchase assumptions, risks and relevant property information.
40–52 minutes | Understanding the numbers
Explore gross rental yield, acquisition costs, operating expenses and the difference between gross rental income and actual cash flow.
52–62 minutes | Practical property scenario
Apply the concepts to an illustrative property and consider whether the opportunity warrants further investigation.
62–72 minutes | Your property decision framework
Bring the components together into a structured approach for assessing potential purchases.
72–90 minutes | Questions, next steps and closing
Ask questions, clarify key concepts and identify practical next steps for your own property research.
WHAT DOES “10%+ GROSS RENTAL YIELD” MEAN?
Gross rental yield compares a property's annual gross rental income with its purchase price.
Illustrative example: A property purchased for $600,000 and rented for $1,200 per week would generate $62,400 in gross annual rent, equivalent to a 10.4% gross rental yield before expenses.
This is an illustration, not a claim that a property with these figures is currently available or that the rent is achievable in a particular location.
A high gross yield does not automatically mean a good investment. Rates, insurance, maintenance, management, vacancy, financing, tax, compliance and other costs may materially change the outcome. The seminar will help you understand why the headline yield is a starting point for investigation—not the final investment decision.
