Mass timber is often associated with the stigma of being more expensive than other building materials, leading to the assumption it is only suitable for unique, one-off projects. But do its other benefits create opportunities for overall cost efficiency?


Typical multi-family housing developments are in the 4-5 story range, often utilizing podium or pedestal construction with 1-2 stories of steel and concrete topped with 3-5 stories of light-frame wood. Historically, building codes have required steel or concrete for taller structures, creating a gap in housing development between roughly 6 and 12 stories.


This presentation explores whether mass timber can make financial sense in mid-rise multi-family projects and how new provisions in the 2021 International Building Code open opportunities for housing in the 6–18 story range.
