Who owns the land? Who lives there? And who decides what happens next?
Luisenstadt no longer exists as an official district, but its history is still written into the streets of Kreuzberg and Mitte. From a growing suburb of the Prussian capital to one of Berlin’s most contested urban areas, it has been repeatedly transformed by changing populations, property ownership and competing ideas about what the city should be.

Rather than simply following architectural styles, this tour looks at the mechanisms behind urban change: how public interests meet private investment, how land ownership shapes development, and how changing residents can transform the value and meaning of a neighbourhood.

We begin at Engelbecken and the former Luisenstädtischer Kanal, where the Prussian state created the infrastructure for a rapidly expanding city. From there, we follow the development of dense housing, industry and commerce — and the growing influence of private landowners, developers and Terraingesellschaften. At Oranienplatz and Moritzplatz, we see how consumer culture, infrastructure and private investment changed the character of the neighbourhood.

At the Otto-Suhr-Siedlung, postwar reconstruction and the division of Berlin reveal a very different model: the city shaped through public planning and housing policy. Around Kottbusser Tor and Zentrum Kreuzberg, we encounter the conflicts of the 1960s and 70s, when state-led redevelopment collided with the interests of existing residents. The resistance to demolition and the squatting movement eventually helped produce a new approach to urban renewal, visible in the IBA projects around Oranienstraße and Admiralstraße.

Finally, around Skalitzer Straße, we look at contemporary development and ask how rising land values, investment and changing residents are reshaping the neighbourhood once again. The story of Luisenstadt is therefore not simply a story of buildings. It is a story of who owns the city, who lives in it, who invests in it — and who has the power to change it.
Your guide:
Nils Philipp is a guide for art and architecture, as well as a photographer and writer. Trained in architecture, he has been introducing guests to the city’s exhibitions and Berlin’s urban fabric and history for nearly 15 years. His approach is shaped by an interest in the aesthetics of rupture and transformation—across style, mindset, and ideology.

We will meet at 10 am on the green strip opposite the parking lot at Köpenicker Straße 143. The tour will begin promptly at 10.15 am.
