A plain English lunch session on grants, incentives, and Nebraska's new CID, and what to know before you count on them.
About this Event

Free money has paperwork. Come learn how to read it.

Nebraska just gave property owners a new way to pay for streets, sewer, and sidewalks inside city limits. It is called a Community Improvement District, or CID, and most people have not heard of it yet. It joins a long menu of public money that already includes grants, housing funds, and tax increment financing. The harder part is knowing how it works, when to ask for it, and what you are agreeing to when you take it.

Know Your Business: The Public Money Side of Real Estate is a one hour lunch session with attorney Justin Tyree, JD MPA. In plain English, Justin walks through the three things to understand before you count on public money for a project.

  1. Find it. The menu of public money in Omaha, sorted into three simple buckets, from grants and housing funds to TIF and the brand new CID. What each tool is, who it is for, and what it pays for.
  2. Time it. Why incentives are planned before you buy or design, not applied for after. Includes what changed in Omaha's TIF policy this fall.
  3. Keep it. The strings. Reporting, deadlines, use restrictions, and what happens when the promises in your award are not kept.

This session is for you if:

  • You are a business owner thinking about buying, building, or renovating
  • You are a developer or investor working on your first few projects
  • You lead a nonprofit that receives or wants public funding
  • You already hold an award and want to be sure you are keeping it clean

What you get:

  • Lunch
  • A small room with space for real questions (20 seats)
  • A hands on exercise where you build the funding stack for a sample project
  • A one page Omaha Incentive Stack Map to take home

This is a legal education session. It is not a grant writing class, an investing seminar, or a sales pitch.

About the presenter:

Justin Tyree is the founder of Tyree Law LLC, the no surprise law firm for founders, based in North Omaha. He has sat on the awardee side of public funding and now helps clients stay in compliance with it.
