About this Event
Join the Creative Calgary Meetup

Creative Calgary Meetup is a curated gathering for real estate investors, capital partners, and operators who value meaningful conversations, strong relationships, and practical investment strategies.

This is not a mass networking event. It is a room designed for serious conversations around real estate deals, capital, financing, portfolio growth, and the strategies experienced investors are using in today's market.

No pitching. No selling. Just investors, lenders, and operators coming together to exchange ideas, build relationships, and create opportunities for long-term deal flow.

This Month’s Guest Speaker: Bryce Kander

Real Estate Investor, REALTOR®, Founder of CAREIN & Author

Bryce Kander is a Central Alberta real estate investor who has built a portfolio of nearly 25 doors, largely through creative financing strategies including seller financing, BRRRR, joint ventures, and condo deconversions. He has worked across residential, commercial, and rural real estate since 2010.

Bryce founded the Central Alberta Real Estate Investor Network (CAREIN), hosts the Alberta Investor Network on Rogers TV, and was named Top 40 Under 40 Alberta in 2025. He has personally mentored 100 investors who have gone on to acquire 100 rental units and is the author of the #1 Amazon bestseller If You Can Buy a Property for $10,000 or Less, Just Do It: 67 Ways to Buy Property.

Topic: HOW TO BUY REAL ESTATE FOR $10K OR LESS — Keep It or Flip It

What changes when the limiting factor in your next real estate deal isn't how much cash you have, but how well you can structure the opportunity?

Experienced investors don't rely on a single financing strategy. They understand how to evaluate the underlying opportunity, determine where value can be created, assemble the right capital stack, and decide whether an asset should be sold for a profit or held for long-term cash flow and equity.

In this session, Bryce will break down his approach to flipping and BRRRR (Buy, Renovate, Rent, Refinance, Repeat) using real properties and real numbers. He'll explain how investors can combine conventional financing with private capital, joint ventures, lines of credit, seller financing, and other creative structures to acquire properties while minimizing the amount of their own capital tied up in each deal.

You'll learn how Bryce approaches the full investment cycle: finding opportunities, determining After Repair Value (ARV), analyzing acquisition and renovation costs, structuring financing, managing renovations, increasing rents and property value, and ultimately choosing whether to refinance and hold or sell.

What We'll Cover
  • Finding properties with enough upside to create meaningful equity or profit
  • Calculating After Repair Value (ARV) and determining an appropriate purchase price
  • Analyzing renovation, financing, holding, closing, and selling costs
  • Finding opportunities both on-market and off-market
  • Structuring acquisitions using private money, joint ventures, seller financing, lines of credit, and other creative financing strategies
  • Identifying renovations that actually create value
  • Managing contractors and controlling renovation costs
  • Building contingencies into your underwriting
  • Using strategic renovations and staging to maximize resale value
  • Structuring BRRRR deals to recover as much initial capital as possible
  • Increasing rental income and property value through renovations
  • Understanding market value versus appraisal value
  • Adding legal basement suites to increase income and marketability
  • Applying BRRRR principles to single-family and multifamily real estate
  • Refinancing strategically and redeploying capital into future acquisitions

Bryce will also walk through actual transactions, showing how the purchase price, financing, renovation budget, holding costs, refinance or sale, and final returns came together—and how much investor capital was actually required.

The objective is not simply to buy a property for $10,000 or less.

It's to understand how sophisticated deal structuring can allow investors to control more real estate without continually tying up large amounts of their own capital.

Why Attend

Most investors reach a point where traditional financing is no longer enough.

As portfolios grow and deals become larger, investors often encounter:

  • Limited access to capital
  • Difficulty structuring larger or more complex deals
  • Plateauing portfolio growth
  • Lack of a high-level real estate investor network
  • Challenges finding aligned capital partners and joint-venture partners

Creative Calgary Meetup is designed to bring those conversations into one room.

Beyond the presentation, the value is in meeting investors, private lenders, capital partners, and operators who are actively participating in the market. The objective is to create an environment where relationships develop over time—and where those relationships can lead to future partnerships, financing opportunities, acquisitions, and real deal flow.
