This November, HDB will release approximately 7,970 flats across six sites — Bayshore, Macpherson, Sembawang, Tengah, Caldecott and Yishun. Most buyers will study the floor plan. Few will study the site. That is the difference between a flat you can live with and a flat you can live in.
This workshop is a detailed site analysis of the six November 2026 BTO launches, prepared for buyers who intend to make an informed decision rather than a hopeful one.
THE SIX SITES
📍 Bayshore — 1,640 + 860 units
📍 Macpherson — 440 units
📍 Sembawang — 1,310 units
📍 Tengah — 710 units
📍 Caldecott — 1,430 units
📍 Yishun — 1,580 units
All six will be sold under the Standard, Plus and Prime flat classification model — a distinction that could affect you for years to come. We will explain what it means for each site, plainly.
FOUR QUESTIONS WORTH ASKING BEFORE YOU APPLY
Every unit looks reasonable on a floor plan. Here is what the floor plan does not tell you:
🔑 What actually determines whether your unit will be easy to rent out, years from now?
🛡️ Does the position of the Household Shelter (the storeroom) inside your unit help or hurt you?
⌛ What does the 10-year Minimum Occupation Period actually cost you, in real financial terms?
🛣️ Is the flat you are considering genuinely well-connected to the expressway network — or does it only appear that way on a map?
We answer each of these with the site plans in front of you, not with generalities.
WHY THIS WORKSHOP
A flat is very likely the largest purchase you will make. It deserves more diligence than a single site visit and a sales brochure. We built this workshop for buyers who want to look past the surface and understand what they are actually buying and whether the flat is meant to be a home or an investment.
