Event Overview Statement:
New Zealand's construction sector continues to face increasing pressure from labour shortages, productivity challenges, programme constraints and rising project risk. This presentation explores how Off-Site Manufacturing (OSM) and Design for Manufacture and Assembly (DfMA) can help address these challenges, using the Library Chambers development in Christchurch as a real-world case study. Drawing on practical project experience, BIMinNZ speakers will share how early DfMA thinking, digital design coordination and prefabricated building services modules were successfully implemented to improve productivity, quality, programme certainty and health and safety outcomes. The session will provide insights into the opportunities, challenges and lessons learned from delivering OSM solutions within a New Zealand construction environment.

What is OSM for Building Services (Beca)
An overview of what Off-Site Manufacturing (OSM) means in the context of building services. It explores how changing market demands, productivity challenges, programme pressures, and quality expectations are driving the industry to build smarter through greater standardisation, prefabrication, and digital integration.
How an OSM strategy when identified, agreed and implemented early in the design translates into a practical delivery approach and methodology. It highlights the importance of planning, stakeholder alignment, standardisation, digital coordination, and early contractor engagement to maximise project outcomes.
It outlines the different forms of prefabrication and how shifting construction activities from site to factory environments can improve safety, quality, certainty, and productivity and the need.
Conceptualising and Developing the Strategy (Beca)
A detailed look using the Library Chambers as a Case Study as to what was identified and delivered as prefabricated off-site modules, including the benefits realised.
Seismic Framing and the Benefits (Beca)
Explores the role of engineered multi-service seismic support systems in enabling efficient modular construction. It demonstrates how integrated seismic framing can simplify coordination, reduce installation effort, improve resilience, and provide greater programme certainty.
Fabrication and Installation (BIMSS)
This final session showcases how coordinated digital models are transformed into manufactured assemblies ready for site installation. It provides practical insights into fabrication processes, logistics, quality control, and the on-site installation benefits achieved through an OSM delivery approach.
