About this Event
2 Aldermanbury Square is a new 320,000 sq ft office building deigned by Allies & Morrison and built by Bovis. It has been fully pre-let to magic circle law firm, Clifford Chance.
The building is almost double the size of City Place House that it replaces which has been achieved through more efficient design of structure, increased height, oversail of public highway and narrowing the space between City Tower.
The building is steel framed and incorporates striking architectural and engineering design with triple height inclined columns supporting the oversail of the public highway. The cladding has been designed to reduce solar gain and therefore cooling demand / energy use. The glazing on the southern elevation of the 10th-12th floors incorporates photochromatic glass which obscures internal lighting from external view in the evening, providing a neutral backdrop to the spire of the Guildhall to views from the south.
The reception has two principal entrances to London Wall and Aldermanbury Square which can be split to provide flexibility for major occupiers. Arranged over ground to 12th floor with 2 levels of basement, the typical floors are 29,000 sq ft around a central core. Indented terraces are provided from level four and above with a larger terrace of 4,700 sq ft at 12th floor with panoramic views over the City. The offices have been finished to shell and core and Overbury have been appointed to deliver the fit out for Clifford Chance with completion expected in the second half of 2027.
The building achieves the highest sustainability standards including BREEAM Outstanding, Nabers DFP 5* Enabled and Well Core Gold enabled and the embodied carbon is 572kg/CO2e/sqm. During the demolition of City Place House the steel frame was carefully removed and following certification was refabricated and it now comprises the superstructure for our development at 30 Duke St, SW1 (completion August 26). The basement provides exemplary end of trip facilities and cycle parking to meet London Plan requirements
Externally, the building incorporates an elevated City Walkway between London Wall and the Guildhall and includes an improved public realm at podium level. This is reached from the City Walkway and also by a new public staircase and lift in Basinghall Walk, a new pedestrian route between London Wall and Basinghall St. To provide local amenity and animate this route there are four retail units which are being let to food and beverage operators.
