EIP DEVELOPMENT UPDATE – 3-5-2026 (REMINDER OF UPCOMING MEETING) 3-10-2026 9:00 AM 601 E. Kennedy Blvd, Tampa, FL

-The Fixhillsborough Team along with the public have been fighting back against the development of 3000 acres between Dover Road and Turkey Creek south of Hwy 60 in Dover FL for about 3 years now. This is the old Sydney Dover mine property that has a Super Fund site on it. It is an old phosphate mine and County Landfill.
INFO ON SITE CONTAMINATION
-Radon gas is on the property and the emerging forever chemical called 1,4 Dioxane is also in the ground. Both are carcinogenic. Phosphate mines emit radon gas and the radioactive tailings from the mine are “suspected” to be in the berms surrounding this property and in the ground. The 1,4 Dioxane spreads when the waterflow on the land is changed.
-Because of the history of this land, the BOCC agreed that before anything can be developed. testing would be required through 6 different agencies.
-Radon gas testing is being done on all 3000 acres. Additional proposed testing for 1,4 Dioxane is being done only for the proposed residential area (1200 homes) south of the railroad tracks. The Super Fund Site is currently being monitored for 1,4 Dioxane. The 1,4 Dioxane has spread from the original site. Radon gas has been confirmed on the property as well. This information was released by them.
-Testing results which the applicant has stated would be released to the public were requested by us, but the applicant is now refusing to give those to us until a building permit is requested. Our expert is ready to review them, so it is of utmost importance that we receive this asap. The delay in releasing these shows a lack of transparency. Waiting until a building permit is approved will be too late for a separate assessment of the results.
BERMS
If the residential building is approved, they plan on taking down the berms to the west and south of this site. People who live on Dover Road and Durant will see a big difference in their views behind their homes. They have been trying to remove the berms for years and have not convinced anyone that they are unstable. They now state that to do testing the berms must come down and that they will rebuild them (will not be the same size of the original berm and will likely be quite different). If the residential is not built, the berms on the south side will remain. Concerns about the berms include leakage of radon gas into the air and the exposure to surrounding neighborhoods plus leakage into the water running to the South via runoff from the site.
WHAT WE NEED FROM THE PUBLIC:
We still have not been given the test results. And this gives us a very short timeline for our expert to review the testing results before this meeting.
-If you have not already written in, we are asking that you write your commissioners and request them to have the full results that have been collected thus far released immediately to us for the sake of transparency. Plus….any ongoing results (full results) should be given to us at the same time they receive it so we can continue to monitor this situation. Again, we need transparency.
-If you are opposed to the berms being removed or the development itself even, you can also state that as well. If you are concerned about the safety of the surrounding residents or possible future residents, the right to build hotels/motels or the request to reduce the buffering, state that too. Or anything else you are concerned about.
