"Fourth Avenue (Brooklyn)"

Written by Emily Perkins-Margolin, Co-Created with Moti Margolin

February 20, 2026 @ 7:30pm

Speyer Hall, University Settlement

184 Eldridge St., 2nd floor NYC 10002

"Fourth Avenue (Brooklyn)" is a searing and tender new play that delves fearlessly into the dark heart of real estate development in its power to reshape both the city and the souls of its inhabitants. As the buildings go up, the people change.

Emily Perkins-Margolin - playwright, co-creator, performer

Moti Margolin - director, co-creator

This performance is being presented as a Guest Artist of The Performance Project @ University Settlement

Emily Perkins-Margolin is a writer, actor and voiceover artist. She is very proud to have written and performed in "Fourth Avenue (Brooklyn)" to sold out audiences at the Vancouver Fringe Festival in 2025. She also recently wrote "Bootlegger", with music and lyrics by Moti Margolin. That big ol’ thing hasn’t had it’s production yet. In what feels like another lifetime she collectively devised "HOME/SICK" (JACK, The Living Theater & LA's Odyssey Theater), and "That Poor Dream" (The New Ohio, The Tank) all with The Assembly Theater Project and, also with the Assembly, co-authored "I Will Look Forward To This Later" with Kate Benson in collaboration with IRT & The New Ohio Theater as a part of the 2016 Archive Residency. Her other favorite productions include "The Oregon Trail" by Bekah Brunstetter at the O’Neill Theater Center and with Fault Line Theater. She also more recently co-authored "The Russian & The Jew" with Liba Vaynberg that had it’s world premiere at The Tank. She fell so hard for the Tank’s mission to serve all artists, regardless of their financial ability, she became a proud board member.

Moti Margolin is known in much of the downtown theater community as a videographer, having established long lasting relationships at numerous venues, including The Performance Project, and with numerous wonderful clients over the last 15 years. While this brings him incredible artistic joy, his first love continues to be performance and relatedly writing, and directing, and also singer/song writing with guitar. In these capacities he has directed and co-created this piece with Emily, he has written several plays of his own, he has performed as an actor in numerous plays downtown, as well as accrued some credits with TV and film.
