At the heart of the Pier 70 development in San Francisco’s Dogpatch neighborhood is a historic former shipbuilding warehouse, built in 1941, known simply as Building 12. This unique structure nods to its past life while responding to the community’s desire for a modern-day makers showcase, gathering space, neighborhood market hall, and spaces for today’s creative office workforce. Building 12 is the first structure to be completed on the 28-acre site that will draw people to the bay with its’ distinct mix of housing, studio spaces, light manufacturing, retail, restaurants, and offices–and of course its wide-open access to the water and connections to the San Francisco Blue Greenway and the Bay Trail.

Given its waterfront location, the developer worked in close partnership with the Port of San Francisco to make an early commitment to resilience. This drove the decision to raise the grade of the site by 10’ to address the inevitability of sea-level rise. For the historic Building 12, accommodating the grade change required a coordinated effort to lift the structure 10-feet and set it down on its newly elevated floor. Additional resiliency efforts included the push for electrification and decarbonization of the building to minimize the project’s greenhouse gas emissions and on-site combustion. 

Pier 70 leadership and the design team will lead a tour of Building 12 and select parts of the Pier 70 site along with a discussion of the challenges and goals of reusing and adapting a historic building into a sustainable centerpiece that will be used and enjoyed by all San Franciscans. 

PRESENTERS

Ariane Fehrenkamp, Senior Project Manager, Perkins&Will has over 18 years of professional experience in architecture and design, having completed a diverse range of complex project types. She has spoken at multiple design and sustainability conferences including Greenbuild and ULI’s Fall Meeting. For the past five years, she has been working on the Buildings 12 and 15 projects at Pier 70—from Schematic Design through Construction. Ariane’s other notable projects include The James R. Herman Cruise Ship Terminal at San Francisco’s Pier 27; Building O Apartments in the Dogpatch; and 220 Golden Gate Avenue, which rehabilitated the historic Central YMCA in San Francisco’s Tenderloin neighborhood. Ariane received her Master's in Architecture from the University of California at Berkeley. Prior to her work as an architect, Ariane was a writer for an international art magazine.

Meaghan Dufford, registered architect and LEED-accredited professional has over 17 years of experience and recently joined John Maniscalco Architecture as a Project Architect. Prior to that, spent eight years as a Senior Project Architect with Perkins&Will. Her last three years at Perkins&Will were spent leading the development of Building 12’s facade, cores, and construction administration. Beyond Building 12, Meaghan has spent her career focused on cultural and civic projects as well as single-family residential and commercial tenant improvement projects, including a 2009 AIA Honor Award winning project for Interior Architecture. Meaghan received her Bachelor’s of Architecture from CalPoly San Luis Obispo and currently lives in San Francisco, where she enjoys exploring the coast with her husband in his restored 1969 Mustang Fastback.

Alyse Falconer, registered professional engineer and LEED-accredited professional, is a Principal at Point Energy Innovations where she designs sustainable and high-performance buildings. With over ten years of experience, she has designed, managed and completed multiple LEED projects, Net Zero Energy & Carbon and Passive House projects. She has spoken at both ASHRAE and GreenBuild Conferences, with industry recognition from ASHRAE when awarded the 2017 New Faces in Engineering Award, which recognizes the outstanding talents, skills and abilities of emerging engineering leaders. She was also recently recognized as the Engineered Systems Magazine’s 20 Women to Watch in HVAC.

Tim Bacon, Senior Director of Development, Brookfield Properties, is also part of the development team at Pier 70 in San Francisco, one of Brookfield's premier mixed-use developments. He leads the rehabilitation of the primary historic asset at Pier 70, Building 12, along with the other historic rehabs of Building 2 and Building 21, and also directs the strategy for retail and maker leasing across the entire Pier 70 project. Tim has over 18 years of urban retail and mixed-use real estate development in San Francisco and other west coast markets. He has a BA from the University of Washington and while originally from Seattle, Tim is now an 18-year Bay Area resident. He lives in San Rafael with his wife and son.
