This course introduces Agents, Brokers, REALTORS, and non- REALTORS to the 2026 GAR Contract Forms
This class consists of the following:
(1) a review of the 2026 GAR Contract
(2) a notation of the 2026 contract forms differences from 2025 forms
(3) a discussion of the various forms available for agents to use in various contractual situations
(4) a discussion of the general rules/guidelines/practices/requirements for proper completion of contracts and Agreements on behalf of Buyers and Sellers.
(5) a discussion of the financing contingency exhibits & most commonly used exhibits & forms
(6) a discussion of the handling of Earnest Money and the disbursement of earnest money upon termination of a contract
Course Objectives:
Upon completion of this course, students will be able to
(1) understand & properly complete the 2026 GAR Purchase and Sale Agreement,
(2) properly complete commonly used Exhibits, Amendments, & understand Special Stipulations
(3) be able to complete transactions with proper contract completion utilizing the appropriate form and special stipulation for any contractual situation
(4) understand the GAR licensing agreement and using/sharing contract forms with authorized users and non-authorized users
