Homium's Shared Appreciation Mortgage (HSAM) program offers a second mortgage to assist first-time homebuyers with down payment costs. The loan carries no interest and no monthly payments. The borrower must have a minimum of 3% down payment. Repayment is deferred until the home is sold, refinanced, or after 30 years. At that time, the borrower repays the original loan amount plus a share of any appreciation in the home’s value.
