The Southwest Florida real estate market is no longer moving in one direction.
Some segments are freezing up. Others are still seeing strong demand. Sellers are anchored to peak pricing while buyers are becoming increasingly disciplined. Inventory is rising in many areas, concessions are quietly returning, and insurance, HOA costs, financing, and liquidity are starting to reshape investor behavior across the region.
Depending on the submarket and property type being analyzed, many areas across Southwest Florida are now down roughly 15% to 20% from the May 2022 peak. Some segments have corrected more quietly than others, while certain areas continue to hold up better due to scarcity, financing dynamics, or buyer profile.
