This session will explore how impact capital and conventional investment capital together can achieve community-centered goals in real estate development.
When real estate is meeting community impact goals (e.g. affordable housing, nonprofit/community centered buildings) and won't generate market rate rents, traditional market rate capital stacks won't work – the project won't generate enough revenue to provide the returns market rate investors expect.
Impact capital, including grants and low interest loans working alongside conventional investment capital, can play a significant role in making these types of real estate projects a reality.
This session will highlight the Williams & Russell Business Hub and Affordable Homeownership development and look at how this project in Portland’s Albina neighborhood is using impact capital to achieve community-centered goals.
Speakers will represent the various stakeholders in the capital stack in order to understand how the various forms of capital enable a financial model for an impact-centered real estate project.
