London is facing a housing and planning emergency that is spiralling out of control. Homelessness is at record levels, with councils spending £5.5 million every day on homelessness. More than 90,000 children in our city are living in temporary accommodation, and Londoners are increasingly being pushed into precarious and dangerous living situations.
And while this crisis unfolds, council homes are still being lost to profit-led regeneration schemes.
Across London, 137 estates are slated for demolition, with councils and the Mayor making clear that further demolitions are coming. Regeneration is often presented as the solution by councils, but we know it comes at a cost. Land is sold to private developers, luxury flats replace social housing, culturally significant spaces like markets are destroyed and communities are uprooted.
Countless campaigns led by tenants’ associations and community groups have pushed for refurbishment and repairs to undo years of council neglect which would allow people to stay in their homes and communities, but they face a rigged system that favours demolition and luxury redevelopment.
Despite repeated calls from local communities to halt demolition, councils continue to push ahead, recently publishing a manifesto that encourages even more redevelopment. Meanwhile, the Mayor of London is actively seeking new estate redevelopment projects as part of this year’s new Affordable Homes Programme.
Zoë Garbett, Green Party London Assembly Member invites residents, policy experts and community organisers in the housing justice space to share experiences and collectively discuss solutions to protect social housing and existing communities in London.
Following the event, Zoë will use the discussions to make the case to the Mayor for new planning policies that are fairer and act as a proper counterweight to the power of big developers, ahead of the publication of the Mayor's new London Plan in May 2026.
