Turning Raw Data into Market Authority
This session is designed to move you from "Searching for Info" to "Predicting the Market." We will break down the exact workflow required to build two high-performance AI personas: The Local Economist (your marketing machine) and The Servicing Agent (your listing specialist).
Part 1: The Raw Materials (Where to Find the Data)
Many agents have the tools but don't know which buttons to push. We will walk through:
- The MLS Deep Dive: How to pull "Rapid Stats" and "Market Summaries" from UtahRealEstate.com that actually mean something.
- The Absorption Template: Calculating the "Velocity" of your specific niche so the AI can see the speed of the market, not just the price.
- Macro vs. Micro: Identifying the "Noise" (National headlines) vs. the "Reality" (your specific zip code).
Part 2: Data Hygiene & The "Listing Workspace"
We will learn the "Golden Rule" of AI: Garbage In, Garbage Out.
- Proper Labeling: Using our mandatory naming standard so the AI never gets confused between properties.
