Feeding the Local Economist

This session is designed to move you from "Searching for Info" to "Predicting the Market." We will break down the exact workflow required to build two high-performance AI personas: The Local Economist (your marketing machine) and The Servicing Agent (your listing specialist).

Many agents have the tools but don't know which buttons to push. We will walk through:

• The MLS Deep Dive: How to pull "Rapid Stats" and "Market Summaries" from UtahRealEstate.com that actually mean something.
• The Absorption Template: Calculating the "Velocity" of your specific niche so the AI can see the speed of the market, not just the price.
• Macro vs. Micro: Identifying the "Noise" (National headlines) vs. the "Reality" (your specific zip code).

We will learn the "Golden Rule" of AI: Garbage In, Garbage Out.

• Proper Labeling: Using our mandatory naming standard so the AI never gets confused between properties.
• The Property Thread Protocol: Learn why you must create one thread per listing and rename it. This becomes your "Permanent File" for weekly servicing, saving you hours of re-uploading data.
• The Pre-Listing Data Dump: A checklist of the 12 essential items the AI needs to defend your price strategy.

Once the data is in, we put it to work. We will practice:

• The Local Economist: Generating scripts for YouTube, Blogs, and Newsletters that contrast scary headlines with local opportunities.
• The Servicing Agent: Using the "30/20/10 Rule" and Phil M. Jones’ "Magic Words" to script difficult pricing conversations with sellers.
• The GEO Strategy: How to turn one data upload into a week's worth of social media content (Reels, GMB posts, and mailers).
