The City of Derby will host a come-and-go public open house on Thursday, April 9 from 4:30 to 6:30 p.m. at The Pavilion at Madison Avenue Central Park, 512 E. Madison Ave. At this open house residents can review proposed changes, ask questions, and share feedback about recommended changes to duplex design and density standards.Derby updates its zoning and subdivision regulations annually as a best practice to ensure changing conditions and needs can be met in the community. One of the current City Council priorities is duplex design standards and density. This topic is being addressed as part of this year's zoning and subdivision regulation updates. The goal is to support additional housing options while maintaining the character and visual appeal of Derby neighborhoods. These proposed standards would only apply to new developments.
The proposed standards focus on creating clear standards that support housing choice while preventing repetitive, monotonous development patterns. The goal is to encourage and allow a variety of housing types, require good design, and ensure compatibility with existing neighborhoods.
Draft regulation amendments will be considered by the Derby Planning Commission in April and by the City Council in May.
Community input is an important part of the process. Residents are encouraged to attend the open house and public meetings to provide input.
