Mid-Rise Design: Optimizing Size, Maximizing Value
As cities seek increased density as a way to address urban population growth, many building designers and developers are looking to mid-rise wood construction as a cost-effective, code-compliant and sustainable solution. This presentation will cover some of the design considerations associated with mid-rise wood-frame buildings, including how to maximize height and area through the use of sprinklers, open frontage, sloping sites, podiums and mezzanines. Construction types will be reviewed, with an emphasis on opportunities for wood use in types III and V.
Mid-Rise Mass Timber: Navigating Construction Type Selection
Opportunities for using mass timber construction for new building projects have never been greater now that the International Building Code (IBC) allows up to 18 stories of these materials. However, with expanded code options, selecting the right construction type is crucial to making a project pencil. This course focuses on mid-rise mass timber construction, highlighting examples in the five- to eight-story range—including office, mixed-use, and multi-family projects. Discussion will help to inform decisions on how to incorporate mass timber based on a project’s intended height, area, and occupancies. The presentation will also cover decisions that need to be made early in the design process, including grid layout, approach to achieving fire ratings, and lateral system selection.
