During the session, we will cover the following topics:
- Initial Individualized Assessment: A detailed account of what you need to start your journey to homeownership by focusing on your financial health and, if necessary, setting achievable goals to prepare you for homeownership.
- Credit Counseling/Preparation: You are strongly advised to access your credit reports before the seminar. By doing so, we can have an individualized discussion based on the information you provide. While you do not need to bring a copy of your credit file to the event, you should know your credit scores and any potential issues that may impact your mortgage application.
- Mortgage Know-How: Here's where the magic happens! A lender will be available for on-site mortgage approvals. Yes, you read that correctly! You could walk away with a pre-approval. More than that, you can get all of your mortgage questions answered, learn about programs available to assist with down payment and closing costs and gain valuable information about the loan process.
- Navigating the Market: Hear from a top performing real estate professional (me) about local market trends and the opportunities and pitfalls of real estate.
- Buying Process: Purchasing a home is a terrifying process for most people. During the seminar, you will learn how to navigate the process with comfort and ease.
To start the mortgage process, pleae bring the following to the seminar:
- Identification: Bring a valid government-issued photo ID, such as a driver's license or passport.
- Proof of Income: Provide recent pay stubs covering 30 days to demonstrate your current income. If you are self-employed or have additional sources of income, please bring tax returns and/or profit and loss statements for the past 2 years.
- Bank Statements: Bring a copy of bank statements from the past 2 months.
- W2 statement: Bring a copy of your W2s from the past 2 years.
- Tax Returns: Bring copies of your tax returns from the past 2 years.
- Additional Documentation: Depending on your specific situation, the lender may request additional documents, such as child support payments, divorce decrees, etc. In other cases, 401 statements may be necessary. You will also be able to submit required documentation to the mortgage lender at a later date.
