About this Event
Building a custom home is one of the largest financial and personal decisions a family makes. Most people spend months, sometimes years, researching online before they ever talk to a builder. They piece together information from forums, Instagram, and well-meaning friends who built "something similar" a decade ago.
This workshop exists to cut through that noise.
JayMarc Custom Homes has been guiding Greater Seattle families through the homebuilding process for over 15 years. We've seen what works, what costs families more than it should, and where the process tends to stall. We built this workshop to give you a clear, honest picture of what it actually takes to build a custom home in today's market, before you make a single commitment.
In one evening, you'll walk away knowing:
- How to find and evaluate the right lot (and what "too good to be true" actually looks like in a listing)
- How construction financing works and how it differs from a standard mortgage
- What LTV and DTI mean for your borrowing power, with real numbers, not vague estimates
- How to think about floor plan design so your layout serves your life, not just the square footage
- What design decisions have the biggest impact on budget (and which ones are worth every dollar)
- What "value engineering" means, and why a good builder uses it to protect your vision, not compromise it
- What the building process looks like from feasibility through your one-year warranty walkthrough
This isn't a sales pitch. It's the same conversation we'd have with a family member who asked us how this works.
We'll be joined by a preferred local lender who will walk through construction loan basics and your financing options in plain language.
