This course describes the various forms of Seller Financing available to buyers who choose to forgo traditional mortgage lender financing when purchasing real property. Potential advantages and disadvantages to both
the Buyer and Seller are considered and several different types of Seller Financing are analyzed in detail. Discussion will include; Examples and applicable documentation required for a Traditional Promissory Note and
Secured Deed of Trust, Lease Option Purchase, Contract for Deed and All-inclusive or “wrap” transactions. Will also consider the nuances of a qualified lender assumption purchase and the ways that that type of financing can impact the transaction.
