Matt Schickel (Rural 1st) and Karen Foster (Lopp Land and Farm) designed this event to directly connect you with experts from every phase of the land buying process. We’ll discuss where to look for rural land, how to prepare for financing, and how to manage the land once it’s yours.
Rural properties often require septic installation, which requires designing, excavating, and installing a septic system. Working with a knowledgeable excavation contractor is crucial to success. Matt Schickel, Rural 1st Loan Officer
Matt currently lives and was raised in Lanesville, IN. He and his wife have 3 daughters under the age of 10 who all enjoy the outdoor life, especially going hunting and seeking out morel mushrooms. Matt and his father own Hay Day Farms, LLC where they farm / operate roughly 115 acres of alfalfa and orchard grass hay. Matt is former United States Marine and have been with Farm Credit / Rural 1st for 10 years. He is passionate about helping others, who like himself, have a great appreciation for the great outdoors and the rural lifestyle.

Karen Foster, Real Estate Agent, Lopp Realty’s Farm and Land division
Karen was born, raised and still resides in Jeffersonville Indiana. She and her husband own and run a 185 acre cattle farm within the (now) city limits of Jeffersonville. She is one of only 680 ALC “Accredited Land Consultant” realtors in the USA with years of experience in cattle, equine, recreational and crop farms. She enjoys helping buyers develop a plan for either a homestead or farm and has assisted many sellers transition their lifelong dreams into the next owners dream, whether it be their own family or someone with the passion to build their own dream. She has had extensive education in conservation easements, 1031 exchange, soil testing, and pasture development along with so much more to assist her clients develop their dreams.
Kyle Nix, S & M Nix Enterprises, LLC
Kyle is a graduate of Purdue University, Class of 2007 where he earned a Bachelor’s Degree in Animal Science and two minors in Agriculture Economics. He is the proud husband of wife, Peyton, and father of 2 sons and a daughter. He is the co-owner of S & M Nix Enterprises, LLC, a small family-owned excavation business in Depauw, Indiana and co-owner of a small family-owned development company, Nix Properties and Development. He is the President and Legislative Committee Chairman of the Indiana On-site Wastewater Professionals Association. In addition, he currently is the District 1 representative on the Harrison County Council.
