About the Indy Community Land Trust:
In today’s housing market, profit often takes precedence over people, leaving many struggling to find affordable homes. The Indy Community Land Trust (CLT) believes in a different vision—a community-driven housing market where neighbors work together to create sustainable, equitable opportunities for homeownership. Since 2018 Kheprw Institute and the Homes for All Indy Coalition have been working to start Indy CLT with funding support from the City of Indianapolis and the Indianapolis African American Quality of Life.
What is a Community Land Trust (CLT)?
A CLT is a nonprofit organization, governed by community, that buys and manages land to keep it affordable for residents. The community owns the land, while individuals own their homes, paying a small fee to lease the land. This model helps keep housing costs stable and ensures homes remain affordable for future generations, providing a tool to mitigate gentrification. CLTs originated during the civil rights movement to help African American families secure land and housing, and today they promote fair and sustainable housing solutions in many communities.
How Does It Work?
- Members Rule: The Indy CLT is member-led, with community members serving on and electing our board of directors. Members pledge to make a good faith effort to sell or donate their property to the CLT to share their accrued equity with Black, Brown, and low-income families.
- Building Community Wealth: Our goal is to create opportunities for Black, Brown, and low-income residents by providing up to $100k in assistance to CLT homebuyers, ensuring long-term stability and equity building.
- Combating Gentrification: CLT residents agree to pass on the opportunity to another low-income family if they choose to sell their home. This helps combat gentrification and ensures our homes remain affordable.
