• Richard Knowles (@) - Former software engineer for Fortune 500 companies including Nike, ESPN, Disney, NASA, and Twitter. Richard is a master of creative finance, a retired Southern California Leader for Pace Morby’s SubTo community, and has been featured in real estate media including BiggerPockets. He’s a former private money lender and six-figure Airbnb superhost. Today, Richard consults on AI, creative finance, underwriting, acquisitions, dispositions, and software systems—helping others grow their businesses and real estate portfolios. He also leads high-impact real estate meetups across SoCal.
• Oscar Erazo (@) - A former combat medic (Corpsman) with the US Marines, Oscar completed four deployments and has worked in the ICU and oncology at Naval Medical Center San Diego. He is now a dual-licensed Adult Residential Facility (ARF) & Residential Care For the Ederly (RCFE) Administrator and SubTo member since 2021, specializing in assisted living opportunities and creative finance consulting.
